Our approach to modular building construction uses the best of modern global building technology, focusing on sustainable and efficient design and embodying a ‘fabric first’ approach to construction. ‘Sustainability’ to denhomes means addressing not just a responsible method of manufacturing, but also a responsible design, delivering homes that will provide a high level of comfort economically for decades, and leaving trace environmental footprint.

Our ‘fabric first’ approach means we start by specifying the right building materials to make our homes consume the minimal amount of energy to provide the maximum amount of comfort. denhomes firmly believes this is the first step to sustainable housing design and the necessary starting point before considering any other available green technology (e.g. solar panels) to improve a home’s energy performance.

An example of how our ‘fabric first’ design compares to normal house construction can be seen in our approach to insulation. Many home builders consider insulation performance – or ‘U Values’ – to be the ‘be all and end all’. However, talking about insulation performance in isolation will tell very little about how warm a house will actually feel in winter – even in modern NHBC home construction, up to 75% of all heat loss in a home will be lost through ventilation. The insulation in a home – retaining generated heat inside – is only one a part of the formula for efficient thermal design, considering that ventilation, by its very nature, allows the same heat to freely escape out of the window frames and ventilation grilles.

The denhomes solution is provided through an efficient device that captures and retains the heat lost through ventilation: a Mechanical Ventilation and Heat Recovery system (‘MVHR’ for short). This system comprises of a small box fitted to internal air ducting, piped to each main room or living area. The MVHR supplies fresh warmed air to living areas (e.g. bedrooms, lounge) and extracts waste air (with its humidity and odours) from the kitchen and bathrooms. In this way the MVHR controls air changes in and out of the home in an efficient and controlled manner. As the waste air is pumped outside, up to 90% of the latent heat energy is captured by a heat exchanger (a heat ‘battery’). At the same time, fresh cool air is sucked into the device and warmed up to the ambient temperature using that same captured heat from the waste air. This all but eliminates ventilation heat loss, which can account for up to 75% of all heating costs in a home.

With denhomes, every home is fitted with an MVHR system as standard, precisely because getting the building fabric and basic performance correct is essential to a lifetime’s comfortable enjoyment of a home. It’s just too important to consider as an optional extra. The MVHR systems operate silently and have the added bonus that all air can be filtered by the system using HEPA grade filters to remove any pollen, allergens or pollution which further improves the quality of air and comfort in the home. The MVHR systems are simple to maintain and operate and require no specialist servicing – they simply benefit from periodic filter changes.

Our specifications in more detail:

Insulation

- denhomes construction uses three main forms of insulation in combination to achieve class leading ‘U’ values as well as acoustic insulation, reducing sound travel from outside as well as between rooms. These products are used in walls, floors and roof to provide the outstanding thermal fabric performance in every denhome:
· High performance rigid PIR (polyisocyanurate) insulation boards, covered in low emissivity foil. Eliminates thermal bridging. Zero ozone depletion potential (ODP) and low global warming impact (GWP).

· High-performance cellulose fibre. Created originally from recycled newsprint, this product actually has a negative global warming impact, and contributing to a low (or zero) carbon home. The blown cellulose fibres offer complete void-fill, lower air permeability, and increased U values, combined with fire retarding and mould resistance properties. Our proprietary filling methods ensure correct density every time to prevent against any settling.

· Expanding spray foam (open and closed cell). BBA approved product which expands completely filling voids and air gaps, dramatically reducing air permeability. The polyicynene formulation is 100% water blown and therefore contains no harmful agents, volatile organic chemicals, HCFCs, HFAs, HFCs or formaldehyde.

Mechanical Ventilation and Heat Recovery (MVHR)

- Fitted as standard to every denhome as an essential element in our sustainable and energy efficient design. MVHR systems provide continuous air supply and extraction, removing contaminated humid air from kitchens, utility rooms, and bathrooms, all whilst simultaneously introducing fresh preheated air to the other rooms in the home.
· Up to 90% efficient at recovering heat that would otherwise be lost through ventilation.

· Automatic summer bypass, preventing unwanted heat entering the home. During hot summer nights, when the outside air is colder than the inside, the warm internal air bypasses the heat recovery system to be ‘dumped’ outside, whilst the cooler summer air outside is still filtered and supplied to the living and sleeping areas, keeping occupants more comfortable than in a traditional home. This operates seamlessly and more effectively than any open window on a breeze-less summer night.

· Integrated replaceable filters condition and improve the air in your home, removing pollutants and allergens. Optional upgraded HEPA filtration can remove 99.97% of particles that have a size of 0.0003mm or above, including the smallest types of airborne bacteria or pollutants. Replacing filters is as easy as changing a light bulb.

heat recovery

Our heat recovery system comes as standard with every denhome and reduces heating bills dramatically, capturing waste heat that would normally be lost through extract-only ventilation. Ventilation normally works against a home’s insulation by leaking generated heat to the outside, creating negative pressure in the home and drawing back in cold fresh air. UK Building Regulations require one full air change every 2 hours to maintain a healthy environment, which effectively means a heating system in a normal house has to heat up the entire house volume of cold air 12 times each full day. denhomes heat recovery eliminates this inefficiency by capturing the waste heat and using it to warm up the cold fresh air drawn in, saving up to 75% on normal heating bill.

denhomes are ventilated using a mechanical ventilation and heat recovery system (MVHR) which increase living comfort by controlling and filtering air changes in your home. Our systems extract waste, humid air from areas such as kitchens and bathrooms, whilst supplying fresh, warmed air to the living areas (bedrooms, lounge, dining). This constant, silent air exchange provides humidity and odour control, whilst simultaneously passing all fresh air through integrated filtration, reducing pollution, pollen, dust and other airborne allergens, before supplying to the home’s living areas.

This type of air management is simply not possible by using normal extract only ventilation systems, and addresses one of the biggest criticism of traditional parkhomes and lodges – draughty, excessive ventilation. At denhomes we believe efficient air management and control is a fundamental part of getting the fabric of a building correct and to create comfortable living, so all our homes are fitted with MVHR as standard.

CNC construction

- denhomes is somewhat unique in Computer Numerical Control ("CNC") manufacturing for virtually every element in the home. Making the elements in a tightly controlled production environment to extremely demanding tolerances allows us not only to ensure consistency of build, but also control of waste in every stage of the building process.
